Living in a New York City apartment with a private balcony usually has its perks: You get a low-maintenance outdoor space that can help ventilate your apartment, which is important in the Covid era. But, as a buyer, you should be aware there are some things you should consider.

For example, if you’re buying in an older building, you should ask how well the balconies are maintained and how much weight it can hold. You should also check into the balcony’s drainage system so you don’t have to deal with leaks or other maintenance issues down the road. And, if you plan to spend a lot of time out there, you need to know which direction it’s facing to get optimal sunlight.

You also need to be a responsible neighbor if you plan on entertaining out there, and consider your building’s policies on noise, gatherings, and smoking. Most buildings will outline the rules for outdoor spaces in the lease. Also keep in mind that having a balcony is a liability, so make sure any outdoor furniture or planters are secured so they don’t blow off and injure someone below.
