According to real estate firm Douglas Elliman's most recent market reports, the median rental price in Brooklyn is now $2,800 per month, a slight dip of 1.7 percent since the previous month.For now, says Miller Samuel's Jonathan Miller, author of the report, concessions are working, but he expects to see base rents slipping soon. "We're starting to see rents slip in aggregate, because they're being propped up by concessions," he explains.
This Prospect Lefferts Gardens three-bedroom, one-bath, listed right at that median of $2,800, is certainly offering an appealing perk: The broker's fee is being waived. This means that if you're looking for a share with two other renters, you can move in now cheaply—and pay under $1,000 per month each, which isn't always so easy in Brooklyn.
The unit, listed by Evergreen Apartments, has been recently revamped for good measure, and is just a couple of blocks from the Parkside Avenue Q train and Prospect Park.
The living area (see main image) is large enough for a separate dining room and features new hardwood floors, but it looks like it could get a little dark, with natural light coming mainly from adjacent bedrooms. The kitchen has a window, at least, as well as new fixtures, granite countertops, stainless steel appliances, and a tile backsplash for a bit of color.
Each of the three bedrooms appears to be bright and equipped with decent closet space; because they appear to be different sizes, some renters might prefer to use the smallest as an office or guest room.
The bathroom is also recently revamped, and looks sleek thanks to new tiles and fixtures. But remember there's only this one W/C, so space could get a little tight if you're sharing with two other people. The listing notes that there's a live-in super in the building; there's also an elevator and a courtyard, and pets are allowed.
