Landlord concessions are at their highest in recent history, particularly in high-end new developments, due to a luxury construction boom that resulted in oversupply.
This three-bedroom, one-and-a-half-bath rental seems to follow the trend: It's in a new 20-unit development dubbed 293PLG. The building's marketing says it's "setting a new standard for luxury in Prospect Lefferts Gardens."
Renters will get perks including central air, a dishwasher, a virtual doorman, a roof deck, and a gym, plus one month of free rent and no broker fee. Still, it's not exactly cheap.
Nest Seekers International lists the rent as $3,554 per month, but that's the "net effective" rent, that is, the total amount renters will pay with the free month factored in. The actual monthly charge will be about $3,850, well above the $3,323 average for three-bedroom listings in the neighborhood on StreetEasy.
So what else do you get for the money?
A keyed elevator brings you directly to the open living area, which has sliding doors that face open-air "hallways." These are good for bringing in natural light, if not providing privacy. The kitchen is on the small side, so this may not be a fit for serious home cooks, but there is a sizable balcony at the opposite end of the apartment.
Both bedrooms pictured have direct access to that balcony. The two rooms also have what looks to be decent closet space. There's a third room pictured on the floor plan that could be another bedroom, but it appears to lack closets, and the one and a half baths could get tricky with three people. That last room, then, may be better suited as an office or guest room.
Amenities here also include bike storage, laundry in the building, and garage parking for 10 cars. The listing doesn't specify that a spot comes with the unit, so it's probably safe to assume that parking means an additional fee. On the plus side, the Winthrop Street 2 and 5 station is only a block away, and the rent recently dropped by $296, which could mean there's room to negotiate for an even deeper discount.
