With a spa-like bathroom, an Italian-style kitchen, and custom built-ins for storage, this compact but cool Financial District studio, 111 Fulton St., #304, looks like it comes straight out of a high-end hotel. And the design tricks don't stop there: A partial wall separates the sleeping area from the living area, so the set up has to make the most of indirect lighting. It’s listed for $725,000.
That living space—like everything in this 495-square-foot apartment—is petite, but the tenant has used the classic trick of placing a large mirror on the wall to reflect the available light to make the room feel larger than it actually is. Twelve-foot ceilings also help make the space feel larger.
As it’s set up at the moment, there’s room for a small seating area with a couch, some chairs, and a coffee table, as well as a tiny table where one can dine. A partial wall with built-in bookcases offers a place to display books, photos, and tchotchkes, and dark hardwood floors add a modern, elegant touch to the proceedings. But lack of access to the window makes things a little gloomy in here. Some sun lamps might help.
Unlike the living space, the bedroom area feels big and bright, with soaring, seven-foot windows that allow in loads of light. Flowing custom drapes and a reading bench where one can curl up with a good book (or a bad one) add a trace of refinement to the space. There’s too much furniture in here at the moment, though. If that glass-topped desk at the foot of the bed isn’t absolutely necessary, it might be wise to lose it in favor of a little wiggle room.
The snowy white kitchen is sleek and sophisticated, and has a few uncommon extras not often seen in a studio apartment, such as a dishwasher and a washer/dryer. There are also Caesarstone countertops—though clearly not enough of them for serious cooks, as a bar cart has been added here to offer up some extra prep space. And while the white cabinets look lovely, there aren’t all that many of them, so storage may be an issue.
The bathroom is exquisite—and surprisingly huge. It has a frameless glass rainfall shower, a separate soaking tub, a double vanity (which doesn’t really seem necessary in a studio). Even the toilet area is beautiful, with white and gold stripes on the surrounding floor and wall.
The studio is in District, a condo development with tons of amenities, including a full-time doorman, a screening room, a billiards room, a 12,000-square-foot roof deck with cabanas and reflecting pools, and a deeded storage unit. There’s also a 24-hour fitness center with an indoor lap pool, a hot tub, a cold plunge, a steam room, and a sauna. Yoga is offered to residents every Tuesday and Thursday, and Pilates is offered every Saturday—at no additional charge. Discounted parking is available across the street. Common charges are $604 a month. And taxes are just $46 a month thanks to a 421-g tax abatement that expires in 2021.
The building is couple of blocks away from Westfield World Trade Center with lots of high end shopping, and there are nine different subway lines within a short walk.
Within half a block of District, five new buildings with 1,107 units are either planned or currently under construction—including 118 Fulton St., 1 Beekman St., and 130 William St.—meaning that noise, dust, and traffic congestion could be potential problems for the next few years.
