This Chelsea studio, 201 West 16th St., #14F, has a lot going for it with a central living space large enough to accommodate a separate sleeping alcove or a home office, three closets (including a walk-in), and nine-foot beamed ceilings that radiate prewar charm. It’s listed for $549,000.
The nice-sized living area is striking, and has light-colored hardwood flooring, bright white walls, tall casement windows in eye-catching black. Those high ceilings make the room look even bigger than it actually is.
As it’s arranged at the moment, there’s a seating area with a couch and a coffee table, a chaise lounge in the corner, and a tiny two-seater dining table.
On the other side of the room is the sleeping area, which fits a good-sized bed, and which has been separated from the living space by a funky half wall with branches protruding from it. It’s a little weird, but it works.
Folks who’d prefer a more private bedroom-type space would be wise to get a taller screen or bookcase-wall that’d make the separation more readily apparent. If the building allows it, he or she could even build an actual wall around this area (as depicted in the second, alternate floor plan) to make a space that’s almost but not quite a real bedroom (since there aren’t any windows). A home office would also be good there.
The windowed kitchen isn’t huge, but it’s nice, with tons of cherry-wood cabinets and a decent amount of counter space.
The bathroom is a good mix of the old and the new, with old-school white subway tiles on the walls and modern brushed steel accents, including the border around the medicine cabinet and the faucet. The pedestal sink has a nifty-looking tapered leg, but no vanity means whoever lives here is going to have to find alternative storage solutions.
The studio is located in a full-service prewar co-op building with a full-time doorman, live-in super, elevator, planted roof deck with skyline views, storage units in the basement, laundry, and bike storage. Pieds-à-terre and co-purchasing are permitted, as are pets. It’s close to the 1 train at 18th Street. Maintenance is $1,273 a month.
Construction is already underway on a new 11-story high-end condo building at 209 West 14th St., within half a block of this building. It won’t be completed until 2022, so anyone buying this apartment should be prepared to deal with construction-related annoyances until then.
