Welcome to Brick Underground’s luxury pick of the week, a feature spotlighting a condo, co-op, or townhouse for sale with an asking price of at least $3,825,000, the current entry threshold for luxury apartments in Manhattan. If you’re in the market for a high-end abode, you should know that while sales have slowed considerably over the past couple of years, that trend is starting to reverse as sellers come to grips with the new market reality and adjust their prices accordingly. One of the hallmarks of the current market is that you can find luxury apartments for sale for less than the owners paid for them—and that’s sometimes even after a renovation. 

That appears to be the case with this renovated co-op at 23 West 73rd St, #1207. The two-bedroom, three-bath apartment has been on and off the market since the beginning of the year, when it was originally asking $5,250,000, according to StreetEasy. Two price cuts later, it is now asking $4,450,000. That’s less than it sold for in April, 2013, when it went for $4,539,000. Maintenance is $4,183.

The open kitchen has two Miele ovens plus a convection/microwave and separate Wolf stove top. There's also a GE Monogram stainless double door refrigerator, Bosch dishwasher, wood cabinetry with marble countertops and a marble backsplash. 

The split bedrooms are both corner rooms with double exposures.

The master bath is en suite, with heated Calacatta marble floors, a separate make-up area, double sinks, and a double shower with a window. The second bedroom also has an en suite bath.

The home office could be used as a third bedroom. There is a full third bathroom as well as a large closet with washer/dryer. 

There is a south-facing terrace that runs the length of the apartment, accessed by French doors from the living room and the master bedroom. 

The apartment has central AC, a music system, multiple closets, alarm system, city views, and hardwood floors. This is in a full-service building with a 24-hour doorman, concierge, New York Sports Club, bicycle room, storage lockers, playroom, and laundry. 

It is located on a tree-lined street a half-block from Central Park. Co-purchasers and pied-à-terre are permitted on a case-by-case basis. Pet-friendly. A 2 percent flip tax is to be paid by the buyer. Utilities and water are included in the maintenance.
