If you don't mind a little fixer-upper, grab a pencil (and maybe a hammer and some nails for later, while you’re at it) and pay attention to this edition of StreetEasy’s Most Wanted--the 10 sales listings those browsing StreetEasy this week saved more often than any others--for a look at some apartments that could use a little vision, and some TLC.
Over in Brooklyn, on Lincoln Road and Rogers Avenue in Prospect Lefferts Gardens, you’ll find a $995k five-bedroom, three-bathroom townhouse that needs some work, despite “good mechanicals” and a new roof. Though the home (which also has a backyard) needs updating, it it can either serve as a single-family home, or an owner’s unit with one-bedroom garden rental. There are also plans drawn up for converting thisinto a two-bedroom garden rental and a four-bedroom, three-bathroom owner’s duplex with a walk-in closet and study.
Another Brooklyn home that needs work but also offers potential rental income is a $1.375m six-bedroom, five-bathroom multi-family townhouse on Washington Avenue between Myrtle and Park Avenues in Clinton Hill (pictured). Though the four-story townhouse was built circa 1901 and needs some sprucing, the hard work could pay off through two rental units, which currently bring in $1,500 apiece per month. But if you’re not interested in renting out part of your home, reconverting it into a one-family home is also an option. The home features exposed brick and 9’ ceilings, as well as a backyard.
Over in Boerum Hill, a $725k two-bedroom, one-bathroom condo on Pacific Street between Bond and Nevins Streets comes with exclusive roof rights, and though the apartment itself may not need work, if you want to take full advantage of those roof rights, you’ll probably want to build a roof deck. The top floor apartment also features a working fireplace, which’ll come in handy on those cold winter nights, and a new split a/c system throughout that’ll make the summer heat a lot more bearable. Skylights let in natural light, and the apartment offers views of neighboring gardens and treetops. Monthly charges are lowwww (common charges $240, monthly taxes $158), but the unit is a two-flight walk-up.
